Standard Procedures in a Mold Remediation Project

For years, Tri State Restorations has worked very hard to stay current with the latest technology and advancements in our industry, and we are considered a leader in the field of mold remediation. As a result of our training and the many hundreds of mold remediation projects we have completed, Tri State Restorations has assembled a general outline of standard procedures and recommended steps for a typical mold removal project.

Protecting Your Personal Items from Mold

The owners or authorized personnel on a mold remediation project should provide assistance in inventorying personal contents which may be located onsite. All contents that are deemed salvageable should be removed from affected areas, and stored in a clean, safe environment.

If visible microbial growth is detected during the mold remediation efforts, the following techniques should be employed for content cleaning.

Mold Remediation - Critical Barriers and Containment

Construct an airtight 6 millimeter plastic barrier isolating the affected mold areas from the unaffected areas of the project. Ensure the edges of the plastic are sealed with blue painters tape or equivalent, and that zipper passageways are installed where needed. This procedure will assist in the proper pressure differentials. Slits with covered flaps may be inadequate!

Seal all air passageways from the ventilation system to the non affected areas of the home. The register to the HVAC system must be sealed and the HVAC system turned off. If the HVAC system can NOT be turned off, cover/seal all return and supply registers with pleated or foam filters.

Mold Remediation - Negative Air Pressure Differential

Engage a minimum of amount CFM (cubic feet per minute) HEPA (High Efficiency Particulate Air) machine filtered AHU (Air Handling Unit) with the exhaust tube venting outside through a window to create negative pressure differential, when possible on mold remediation projects.

Demolition and Decontamination

Remove to SALVAGE if at all possible. Salvageable material is treated and cleaned with an anti microbial solution and HEPA vacuumed. It is a highly recommended procedure to remove all affected cellulostic materials (ceiling tile tiles, sheetrock, cardboard, paper ect) and discard 6 Mil plastic bags. Any removal of building material must be in a contained environment under negative pressure. Usually removing 18-24 inched past contaminated or water damaged materials is sufficient.

Air Scrubbing

Engage a minimum CFM (cubic feet per minute) HEPA (High Efficient Particulate Air) filtered to accomplish a minimum number of air changes per hour on mold remediation projects.

Dehumidification

Dehumidifiers are used to reduce the moisture content in the building and reduce the relative humidity. Dehumidifiers are commonly used on mold and water damaged buildings.

Final Cleaning of Remediation and Impacted Areas

Tri State Restorations always acts with due diligence to follow manufacturers' dilution instructions for all chemicals that are applied on mold, water, sewage and fire/smoke losses. MSD (Material Safety Data Sheets) are provided at the start of each job. Some of the commonly used products include: Fosters 40/20, IAQ products, Sporicidin, Oxine, Lysol, Microban as well as other disinfectants and deodorizers.
