Effective Oct. 1, 2025, significant updates to Maryland’s landlord-tenant laws — including Senate Bill 856 (2024), titled the Maryland Tenant Mold Protection Act, and corresponding additions to the Maryland Tenant Bill of Rights — established new statewide standards for how landlords and property managers must respond to tenant reports of mold in rental housing.
According to Senate Bill 856, enacted during the 2024 Maryland General Assembly session, property owners must test for mold within 15 days of receiving written notice from a tenant and, if mold is confirmed, complete remediation and correct the underlying cause within 45 days, or within a reasonable period if delays are unavoidable.
